The City of Boston Zoning Board has approved the plans to build a new boutique hotel on Dot Ave.
Last July, it was reported that Evergreen Property Group proposed a 159 room hotel on the site where the Enterprise Rent-a-Car is. The official address of the eight-story building is 246-248 Dorchester Ave. In addition to a hotel this project will also include about 20,000 square feet of amenity space, featuring a restaurant, lounge, and outdoor deck. There will also be a valet-parking garage for about 60 vehicles and commercial retail space also are planned.
According to Universal Hub, the hotel will be built on Dot Ave. where it crosses Haul Road – and Track 61, “which is the last remaining rail link between the Northeast Corridor and the South Boston Waterfront.” The hotel will be designed to make room for a potential train station on Track 61 just in case it’s put back into action or passenger trains. Evidently, the Deval Patrick administration and state transportation planners had a plan to run train service between Back Bay and the convention center via this track. The Baker Administration put the kibosh on the idea.

Universal Hub also states that the MBTA is now looking to install a third rail along a portion of the track for use as a testbed for the new Red Line cars that could begin arriving by end of year.
Evergreen Property also purchased Doughboy’s located at 220 Dorchester Ave. So does this purchase have anything to do with the future hotel? We don’t know but we’d have to imagine eventually it will. But for now, Doughboy is not going anywhere! According to the Boston Globe, Doughboy owner, Phyllis Fandel says they are only in year 5 of a 25-year lease. Fandel says she is not planning on closing unless the new building owner pays her to move to a new location or an early retirement.
